• The proposals reduce the opportunity for community participation from two chances (local plan preparation and planning application) to a single opportunity when the new style local plan is prepared.

• How can 'beautiful' realistically be defined? This sounds like a cash cow for lawyers and a recipe for more red tape and delay, not less.
