10 Conclusions

Although located close to the heart of the city, Fulflood is somewhat separated from it, by the prevailing topography and also man-made barriers such as the north-south route of the railway line, and the main roads that run through it. However, this study demonstrates the rich variety of buildings and vistas present in this area, and the sensitive interplay between the two. Any new developments in this area should address this subtle relationship, and any assessment of the quality of new building needs to consider its impact on the overall townscape, and not simply the immediate context. On a different level, permitted development is gradually eroding the quality of the building stock, and the extension of the Conservation Area into the older parts of Fulflood, bolstered by effective planning controls, would ensure the survival of this delightful neighbourhood well into the next century.
